Start of shell works for 113 flats in herrenberg near stuttgart

Stuttgart/Herrenberg, 10 December 2019: Residential developer Instone Real Estate successfully completed the demolition and excavation work at the brownfield site of the former Leibfried metal foundry in the town of Herrenberg. The site on Schwarzwaldstrasse, which extends over around one hectare, will be developed into a new housing estate of 113 residential units between now and early 2022.

Bianca Reinhardt Weith, Head of Branch and in charge of Instone’s business in Baden-Württemberg, commented: “Because of its prior industrial use, both the building fabric and the land of the project property were found to be partially contaminated. The clean-up was concluded together with the completion of the demolition and excavation work. The competent district office in Böblingen confirmed that no further remedial measures are required on the plots zoned for residential development. We are pleased to report that the start of the shell works will make the development progress visible shortly.”

The quarter includes one office building, 7 attached houses, 7 townhouses and 10 multi-unit dwellings, which will deliver a total of 113 residential units.

In addition to the broadly diversified apartment mix, 10 percent of the available condominiums are earmarked for medium-income households. These condominiums are eligible for attractive subsidies that can be applied for at Landeskreditbank, Baden-Württemberg’s state bank for development. It will sponsor the acquisition of new-build flats by owner-occupiers who remain below a certain income limit. Moreover, the flats come with a substantial discount.

“There is enormous interest in the project. We sold 60 percent of the condominiums in a matter of months. For us, the lively demand confirms the attractiveness of the neighbourhood concept and of the location. While surrounded by plenty of greenery, the dwellings now under development on Schwarzwaldstrasse lie within walking distance of every sort of retailer you need for day-to-day living. The railway station with direct service connections to Böblingen/Sindelfingen and Stuttgart beyond is only a 10-minute walk away,” added Bianca Reinhardt Weith.
