Berlin, 11 June 2018. A total of 139 new flats, the majority of which are subsidised, are being built directly at the former site of the Berlin Wall in a central and high-demand residential area. Today, project partners Instone Real Estate and HOWOGE Wohnungsbaugesellschaft mbH are celebrating the topping out ceremony together with the Berlin Senator for Urban Development Katrin Lompscher and the companies involved in the construction project. The eight-storey building on Stallschreiberstraße in Berlin’s Mitte district, which is also set to include a day-care centre with space for up to 50 children, is part of Instone’s “Quartier Luisenpark” project. The construction work for the entire development is on schedule.
As part of the Quartier Luisenpark development, listed residential development company Instone Real Estate is constructing a total of 548 rental flats and condominiums on the 19,000 square-metre site by the end of 2019. The planned share of rental flats, designed by brh Architekten, includes studio flats, one-bedroom flats and two-bedroom flats ranging in size from 33 to 70 square metres. Almost 90% of the flats will be studios or one-bedroom flats for students, singles, couples and elderly citizens. The 17 family-friendly two-bedroom flats round off the offer.
Stefanie Frensch, Managing Director of HOWOGE, which is owned by the Federal State of Berlin: “Our partnership with Instone is based on the Berlin model of cooperative site development. This means that HOWOGE will take over responsibility for all flats with rent and tenant control arrangements and the day-care centre once complete. This gives us the opportunity to offer housing to lower-income households that are unable to find affordable accommodation near the centre of the city.”
Senator Katrin Lompscher: “Mixed costing based on social principles is feasible for new-build projects. The Quartier Luisenpark development will create housing for a wide range of different incomes in the city centre. HOWOGE’s investment in Stallschreiberstraße will increase the volume of social housing and, based on the Berlin model of cooperative site development, a further 120 new flats will be available at subsidised rents starting at €6.50 per square metre.”
